You will also see a four-bedroom rambler on its own lot with a two-car garage. Both show up under the same neighborhood name, both cluster near the same headline price, and neither one tells you what the other one actually costs.

That is the trap of a neighborhood median. Wildewood's blended median sale price landed at $422,282 as of April 2026, up 11.1% year over year, the most recent closed-sale window published for this micro-market. It is a real number. It is also an average of three markets that behave nothing alike, and if you anchor on it without knowing which slice you are shopping in, you will either underbid a detached home or overpay for a townhome.

One Neighborhood, Three Price Tiers

Wildewood has been building out since 1982, and more than four decades of infill means the community now holds condos, townhomes, and detached single-family homes side by side, not in separate subdivisions but often on adjoining streets. Notice the gap. A condo buyer and a detached-home buyer in Wildewood are not competing for the same inventory, the same financing, or the same timeline, even though a portal search will hand them the exact same neighborhood card with one blended number on it.

A neighborhood that is still building new entry-level product will almost always show a softer median than one where all the growth is happening in the resale market alone.

What's Actually Moving Fast Right Now

The pace of sale tells you more than the price does. Condos in Wildewood are moving in about 27 days, which is quick for this size of listing pool. Townhomes are taking closer to 50 days, even while still pulling an average of two offers, which suggests buyers are interested but more deliberate about a shared-wall purchase at this price. Pending listings across all housing types, which skew toward detached homes right now, carry a median price around $440,000 and are locking in contract in about 15 days.

That 15-day pending pace against a 50-day townhome pace is the clearest signal in the data. It means the real competition in Wildewood right now is happening at the detached, family-sized end of the market, not the entry-level end. If you are a move-up buyer waiting for a townhome to sit and soften, you may be watching the wrong tier.

Reading Wildewood By Pocket, Not By Zip Code

Once you know the neighborhood splits into tiers, the next useful move is learning where each tier actually sits.

Pepper Ridge is where you will find the classic Wildewood rambler, one-level living with an attached garage, often updated with hardwood flooring and a renovated primary bath. Woodland Park mixes larger detached homes with end-unit townhomes that run 2,000 square feet or more, several with finished lower levels and a second kitchen setup that works for multigenerational households. Dahlia Circle and Orchid Park lean townhome-heavy, with hardwood main levels, gas fireplaces, and the kind of finished basement that can double as a home office or a rental suite. Nassau Cove, inside Wildewood Village, is the active-adult villa product, one-level living with screened porches and partial stone fronts, built for buyers who want yard maintenance handled for them.

None of that texture shows up in a median price. It shows up when you actually walk the streets, which is part of why Wildewood Parkway's long stretch of walking paths, the community pool, and the playgrounds matter as much to daily life as the square footage does.

The retail corridor along Three Notch Road backs up why this neighborhood holds value across every tier. Target, Walmart, Lowe's, Best Buy, Aldi, Old Navy, Chick-fil-A, Harris Teeter, Cracker Barrel, and Hobby Lobby are all within a few minutes of any Wildewood address, which is unusual density for a St. Mary's County neighborhood outside of Lexington Park itself. Wildewood also sits about 15 minutes from NAS Patuxent River and about 15 minutes from downtown Leonardtown, a location that works whether you are commuting onto base or driving into town for dinner.

How Wildewood Stacks Against The County Number

For context, St. Mary's County as a whole posted a median closed sale price of $425,000 in March 2026, up 1.2% year over year, with homes taking an average of 43 days to sell and 90 homes sold that month compared to 78 the year before. The county's median listing price, tracked by the Federal Reserve Bank of St. Louis, sat at $479,950 in April 2026.

Wildewood's blended median sits close to that county figure, but the comparison hides more than it reveals. Much of the county's inventory outside Wildewood is straightforward detached housing on larger lots, without the condo and 55+ villa segments pulling the average down. That means a buyer comparing "Wildewood versus the county" on median price alone is actually comparing a three-tier market against a mostly one-tier market, which is not a fair read of what either dollar buys.

A Few Questions Worth Asking Before You Set A Filter

Is new construction still available in Wildewood? Yes. Ryan Homes is finishing out Wildewood Village 55+ villas, and Stanley Martin Homes continues building townhomes within the community, which is part of why entry-level pricing has stayed accessible even as resale detached homes have climbed.

What does a move-in-ready single-family home actually cost right now? Based on current active listings, expect a range from roughly $375,000 for a smaller 2,000-square-foot home up to $645,000 for larger new listings near 3,800 square feet. One recent coming-soon listing came through my own brokerage, Century 21 New Millennium, at $525,000 for a 2,314-square-foot home, which lands right in the middle of that range.

Are Wildewood townhomes harder to sell than they used to be? They are taking longer than the overall market pace, about 50 days compared to a 15-day pace for pending sales across the neighborhood. That does not mean townhomes are undesirable, it means the fastest-moving competition right now is happening at the detached end.
